MCA Acquires 137K-SF Value-Add Industrial Asset in Moorpark

MCA Realty acquired a 137,465-square-foot, value-add industrial property in the Ventura County submarket of Moorpark, CA. The property was obtained from an undisclosed seller.

The industrial complex is comprised of two buildings: 14399 Princeton Ave., a 45,916-square-foot industrial building which is 100% leased to Turbonetics Holdings Inc.; and 14401 Princeton Ave. (pictured), a 91,549-square-foot industrial and office building.

MCA sold 14399 Princeton Avenue within a few weeks of closing escrow on the property to VZD Industrial Investments LLC for $6.13 million. MCA’s Tyler Mattox says, “We felt that by acquiring the buildings together we could monetize the leased asset at 14399 Princeton based on its high-quality tenant, and focus on repositioning 14401 Princeton Ave.”

NKF’s Robert Griffith and Rick Sheckter and CBRE’s Bennett Robinson and Robert Valenziano assisted on the 14399 Princeton transaction.

14401 Princeton Avenue is currently vacant and will undergo a space reconfiguration, as well as other improvements.
