Master Development Agreement Signed for $350M MXU-Bell District

A little more than a year after the Cedar Park City Council selected RedLeaf Properties LLC as master developer for the Bell District, council and developer entered into a 20-year, master-development agreement. The $350-million project will transform part of Cedar Park, TX’s southern Bell Boulevard into a mixed-use, pedestrian-friendly area. The city will provide $15.3 million to develop infrastructure, parking and to defray other expenses.

The district will be situated on 50 acres of city-owned land, between Buttercup Creek Boulevard/Brushy Creek Road, to north of Park Street. Plans call for residential commercial components, along with a new library and 16 acres of dedicated park land. The first phase will focus on the library’s development, along with a park, restaurants and a “social hub.”

Construction is anticipated to begin in early 2022, following the Bell Boulevard realignment. The majority of the project will be privately funded.
