Massive MXU Proposed for San Francisco’s Potrero Power Plant Property

Associate Capital submitted plans to build a mixed-use project with up to 5.3 million square feet at San Francisco’s former Potrero Power Plant property at 1201 Illinois St. The proposal for the 21-acre property includes 20 buildings with 2,682 residential units, a 220-room hotel, 597,723 square feet of office space, 645,738 square feet of lab space and 107,439 square feet of retail.
The project is heavily weighted toward residential, but includes a mix of uses, as well as 6.7 acres of open space. A 300-foot concrete smokestack, visible across the San Francisco, is being preserved
Located south of Pier 70 in the Dogpatch neighborhood on the city’s southeastern waterfront, the plant was shut down in 2011. The site is undergoing environmental cleanup, and likely won’t be ready for development until 2022. The development timeline is slated to cover roughly 18 months.
