Marvel Group’s Chicago Lawn Facility Trades in Sale-Leaseback

A manufacturing and warehouse facility occupied by the Marvel Group sold at 3843 W. 43rd St. and 3800 W. 44th St. in the Southwest Side’s Chicago Lawn neighborhood. Beverly Hayes and John McDermott of SVN | Chicago Commercial represented the seller in the sale-leaseback transaction. The asset sold for $5,718,125 net, including one-year pre-paid rent, to Talos Capital.

“This is an excellent example of industrial owners and manufacturing operations in Chicago looking to ‘right-size’ their properties to their current needs and to take advantage of a strong sales market to maximize value,” said McDermott and Hayes.

The team credited a savvy and proactive seller along with a sophisticated buyer, both of whom were seasoned veterans in transactions of this kind. Cushman & Wakefield’s Colin Green represented Talos Capital.
