Marketing Firm Inks BTS Deal for New Space

JLL recently completed a 14,829-square-foot lease for HAP Marketing Inc. at 1511 Wayside Rd., Tinton Falls, NJ. SVPs Peter Ladas and Gary Politi with JLL represented HAP Marketing. Gary Vialonga, president of Stavola Realty Company, represented ownership, which completed a build-to-suit for HAP.

“HAP Marketing sought to consolidate their business operations and reduce their overall footprint costs,” said Ladas. “We were able to complete a build-to-suit transaction that met all of the company’s’ requirements, including a full turnkey tenant improvement package exclusive of landlord’s core and shell base-building work.

The tenant has provided marketing, public relations, trade show support and logistics services for more than 30 years. 1511 Wayside Rd., a 29,440-square-foot office and logistics facility, is located in Tinton Falls on the corner of Shafto Road and Wayside Road backing up to the Garden State Parkway and Route 18.
