Marketing Effort is Underway on Rare 125-Acre Parcel

Avison Young’s Kevin Helland and Mark Seale have been tapped by Ritchie Bros. Auctioneers to market for sale a rare 125-acre land parcel in Casa Grande, AZ (Pinal County). The parcel is zoned for light industrial use, ideal for manufacturing/supply chain/logistics and in an Opportunity Zone.

The parcel features utilities to the site, existing industrial zoning, convenient access to two major interstates and is 35 minutes from the southeast Phoenix MSA labor market.

“At 125 acres, this is the largest commercial piece of land available in the area which is ideally located at the intersection of Interstates 10 and 8,” says Seale. “Over the past several years, this area has experienced incredible residential and commercial growth and is poised to continue for the foreseeable future, which is one of the reasons the timing is perfect for a developer or large user to take advantage of this opportunity.”

Casa Grande, the economic hub of Pinal County, offers economic assets for businesses and is home to a diverse selection of industries from manufacturing to distribution to mining. Some large users that have recently located to the county include Lucid Motors, Nikola Motor Company and LKQ.

“With rising land prices and diminishing inventory of large developable sites in the Phoenix Metropolitan area, developers and users are seeking alternatives to the immediate Phoenix market,” Helland notes. “We believe Pinal County is the most logical submarket to see an increase in manufacturing and supply chain and logistics demand due to its proximity to the Phoenix MSA labor pool and major highway systems that access Southern California and northern Mexico markets.”
