Margate Developer Looking to Convert Shopping Center to Apartments

White Oak Development is looking to turn The Cocogate Plaza shopping center in Margate into apartments.

White Oak currently has the land occupied by the 50-year-old, 89,771-square-foot retail plaza under contract. Cocogate Partners is the current owner.

The South Florida Business Journal reports that under the proposal, nearly all of the shopping centers would be demolished to make way for the Cocogate Apartments, which will feature 287 apartments across six stories, totaling 312,927 square feet. The project would also have 17,200 square feet of commercial space and 528 parking spaces.

The apartment complex would have 8,304 square feet of interior amenities and a pool on the ground floor. The developer would dedicate 41 of its 287 units to workforce housing for people making up to 120% of area median income.

The Cocogate Apartments would have 16 studios, 136 one-bedroom units and 135 two-bedroom units.

Subject to approval, the developer hopes to start construction in late 2026.
