Marcus Partners Makes $88M Sale of Falls Church Office Campus

Real estate investment, management and development firm Marcus Partners has sold 3170 and 3180 Fairview Park, a two-building office campus in Falls Church, VA. The sales price was $87.5 million.

Marcus Partners acquired the two properties in 2017 and completed an extensive renovation on the campus which included the addition of a high-end eatery with fresh food and a new fitness facility with locker rooms as well as a 100-seat auditorium with a 100-seat conference facility. The campus is currently 98% leased and is occupied by General Dynamics Information Technology, Capital Caring Health, Sheet Metal Workers’ National Pension Fund and Balfour Beatty.

Jud Ryan, James Cassidy and Cliff Cummings of Newmark Knight Frank represented Marcus Partners in the sales transaction. The buyer was a joint venture formed by Estein USA with Vanderbilt Office Properties who will manage the property for the venture.
