Marcus & Millichap Closes Sale of Newly Constructed Dunkin’
Marcus & Millichap brokered the sale of a 1,901-square-foot Dunkin’ location with a double drive-thru in Kankakee, Illinois. The popular destination for coffee and donut lovers is a net-leased property located at 454 Riverstone Parkway.
The asset went contract to close in 49 days, for 96 percent of the list price at $1,648,000. Marcus & Millichap’s Austin Weisenbeck, Sean Sharko, and Benjamin Shapiro, investment specialists in Marcus & Millichap’s Chicago Oak Brook office, had the exclusive listing to market the property on behalf of the seller, a limited liability company. The buyer, an individual/personal trust, was unrepresented.
The Dunkin’ was a relocation from a previously successful location into a 2023 construction with a double drive-thru. The Dunkin’ has a triple-net, 10-year lease with an experienced operator with 28 Dunkin’ units in the greater Chicagoland area. It is positioned within the Riverstone Parkway, an 80-acre development with major retailers like Walmart Supercenter, Tractor Supply Co., Hilton Garden Inn, and ALDI.
