Marcus & Millichap Closes Sale of New Haven-Area Student Housing

Marcus & Millichap closed the sale of Pine Rock Townhomes, a 30-unit purpose-built, student housing community property in Hamden, CT. Deal terms were not disclosed.

“Pine Rock Townhomes fulfills a critical need for student housing within the well-performing New Haven submarket,” said Eric Pentore, senior managing director in Marcus & Millichap’s New Haven office. Added Wes Klockner, managing director investments, “Pine Rock Townhomes, immediately adjacent to Southern Connecticut State University, is a well-maintained student housing community that had strong occupancy at the time of sale.” 

Pentore, Klockner and Ross Friedel of Marcus & Millichap marketed the property on behalf of the seller and procured the buyer. 

Pine Rock Townhomes, located at 190 Pine Rock Ave., was built in 2012 and upgraded in 2022. The property includes townhouse-style units with four bedrooms and three bathrooms. It is adjacent to Southern Connecticut State University and near downtown New Haven, with access to employment centers, transportation and regional amenities.
