Marcus & Millichap Closes Louisville MOB Portfolio Transaction

Marcus & Millichap announced the sale-leaseback of a three-building, 34,313-square-foot medical office portfolio in the Louisville MSA. The portfolio sold for a little more than $6.2 million.

“The combination of a long-term triple-net lease, annual rent increases and a growing medical practice made this a compelling investment opportunity,” said Gus Poulos, associate director investments. “As the Louisville area continues to experience rapid growth, healthcare real estate remains a highly sought-after asset class among private investors.”

Poulos and Forest Bender, investment specialists in Marcus & Millichap’s Indianapolis office, had the exclusive listing to market the property on behalf of the seller, a local private individual, and also procured the buyer, a private net lease REIT.

Built in 1985, the property is approximately six miles from downtown Louisville and 10 miles from Louisville Muhammad Ali International Airport. The portfolio is leased to an established medical practice under a 10-year triple-net lease and offers on-site primary care, urgent care, laboratory and behavioral health services.
