Marcus & Millichap Brokers Sale of Net-Leased Facility in Indiana

Marcus & Millichap has completed the sale of a net-leased childcare facility occupied by The Learning Grove Academy in Avon, Indiana.

“Avon is a growing, high-demand market with strong demographics and a highly rated school system, making it an ideal location for long-term investment,” said Sam Malato, senior associate. “This property offered the kind of stability investors seek, with a premier early education tenant, a long-term net lease, and annual rent increases already in place.”

Malato and Dominic Sulo, investment specialists in Marcus & Millichap’s Chicago Oak Brook office, procured the buyer, a private coastal investor. Josh Caruana is the firm’s broker of record in Indiana.
Built in 2009, the 17,704-square-foot facility is located at 7651 Beechwood Centre Road on 3.17 acres, about 20 minutes from Indianapolis International Airport.
