Marcus & Millichap Brokers Sale of 7-Eleven in SC
Marcus & Millichap closed the sale of 7-Eleven Fountain Inn, a 4,650-square-foot, net-leased property located in Fountain Inn, South Carolina. The asset went from contract to close in 45 days, qualifying for 80 percent bonus depreciation. It ultimately sold for $7,333,685.
The buyer was secured and represented by senior managing directors, Austin Weisenbeck and Sean Sharko along with a senior associate, Timothy Nichols, investment specialists in the firm’s Chicago Oak Brook office. Benjamin Yelm, regional manager and broker of record of South Carolina, assisted in the transaction.
7-Eleven Fountain Inn is located at 910 McCarter Road, and the newly constructed property is situated along Interstate 385, a heavily traveled highway in the state. It is located in the high-growth Greenville industrial corridor, an area with over 12.3 million square feet of industrial buildings within a five-mile radius. The new 15-year triple-net lease offers a corporate guarantee, 10 percent rental increases every five years and no landlord responsibilities.
