Marcus & Millichap Brokers Sale of $10M Baltimore Industrial Property

Marcus & Millichap brokered the sale of 6901 Rolling Mill Road, a single-tenant manufacturing facility in Baltimore. The asset sold for $9.96 million.

“The property is leased to a subsidiary of a publicly traded company that has operated at the site for more than two decades,” said Merrey, senior managing director of investments in Marcus & Millichap’s Washington, D.C., office. “The property’s specialized features and long operating history made it particularly well suited to the tenant’s business.”

Merrey and John Faus of Marcus & Millichap exclusively marketed the property on behalf of the seller, a Maryland-based private investment company, and procured the buyer, a New York-based, institutionally backed investment fund.

The property at 6901 Rolling Mill Road is a 75,000-square-foot manufacturing facility situated on 6.44 acres. Built in 1967, the building has a 69,170-square-foot warehouse, a 6,730-square-foot office space, and outdoor storage. The property has been occupied by Dejana Truck and Utility Equipment for 21 years.
