Marcus & Millichap Arranges Sale of Auburn MOB

Marcus & Millichap has brokered the sale of the former Cascade Orthopaedics building, an 18,314-square-foot office property located in Auburn, Washington. The asset sold for $7.25 million.

Anne Moxon and RJ Vara, investment specialists in Marcus & Millichap’s Seattle office, had the exclusive listing to market the property on behalf of the seller, a limited liability company.

The building is located at 122 3rd St NE in Auburn. The property features an extensive medical build-out that served its previous tenants for 18 years. Constructed in 2006, the property features a highly specialized medical build-out that supported its previous tenants for 18 years.

The medical office is strategically located along Auburn Avenue and benefits from 94 dedicated parking stalls—an exceptional amenity in a market where parking is often limited. “Notably, it achieved a record price per square foot for a vacant medical office in the submarket,” said RJ Vara. The property was delivered vacant at closing.
