Manhattan’s Gramercy Park MF Trades for $61M

Akelius, the U.S. arm of Swedish investment giant Akelius, acquired 321 East 22nd Street in New York from Great Neck, NY-based Benedict Realty Group for $60.9 million. The 117-unit multi-housing property is located in Manhattan’s Gramercy Park neighborhood.
321 East 22nd Street is located within three blocks of six train lines (4, 6, N, Q, R and W), and is close to highly-sought-after retail, dining and entertainment options near Gramercy Park and Madison Square Park. The six-story building also includes 2,800 square feet of commercial space, which is leased to Synergy Fitness.
HFF’s Jeff Julien, Rob Hinckley and Andrew Scandalios represented the seller, and procured the buyer. Benedict had acquired the 1960s-era building in 2012 for $31 million.
