Montgomery County's Audubon site for new mixed-use project

Magnolia’s Audubon Site for Retail/Housing Project

XAG Group bought 20 acres of land to build a mixed-use retail center that will include a multifamily community. XAG will build out the project in two phases in the 3,000-acre Montgomery County master-planned community known as Audubon.

The first phase is anticipated to include construction of an approximate 30,000-square-foot, two-story retail center that will be home to a mix of specialty stores and restaurants situated within a pedestrian-friendly outdoor setting. XAG estimates the center will open in early 2024.

The project’s second phase, Rasha at Audubon, will be a three-story, garden-style apartment complex and four-story mid-rise apartments. There will be approximately 326 units total — 184 one-bedroom apartments, 126 two-bedroom units and 16 three-bedroom units.

The mid-rise apartments will have a business center and co-working spaces. Other amenities will include a fitness center, yoga studio, family movie theater and game room.

The first apartment unit is expected to be delivered in the first quarter of 2025.
