Low-Rise Orange Offices Draw Interest for “Unique Zoning Overlay”

CBRE facilitated the $15.45-million sale of a 90,191-square-foot office property located at 725 W. Town and Country Rd. in Orange to a local buyer. The team of Anthony DeLorenzo, Sammy Cemo, Bryan Johnson and Harry Su represented the seller, Bailard.

“The property attracted a wide variety of interested buyers given its unique positioning as a potential investment, owner-user opportunity or residential redevelopment given its unique zoning overlay,” said DeLorenzo. “We are extremely pleased to have had the opportunity to represent ownership in the sale.”

The five-story property is currently 62% leased to 12 tenants. Located within walking distance of MainPlace Mall, the property is surrounded by amenities in the central Orange County submarket. It is located immediately off State Route 22, providing access to Interstate 5, SR-57, SR-91 and SR-55, as well as John Wayne Airport.
