TH Logistics Fund I, a joint venture between Timber Hill Group and Champion Realty Advisors, has closed on an $18 million construction loan from Simmons Bank for a Class A, speculative outdoor storage facility and truck yard in Hutchins, TX. Construction began last month at the 37 acre yard with delivery expected in August 2023. Called Industrial Service Facilities, they are properties used to store and maintain trucks, trailers, containers, chassis, heavy equipment, and bulk materials. 

When completed, National Truck Parking South Dallas (NTP South Dallas) will feature a 100% concrete surface, electronically controlled gates, keypad entry, and LED yard lighting. The site will be 100% enclosed with an eight-foot security fence. Existing zoning allows for cargo container storage (stackable) and truck and trailer parking making this the first new Class A industrial outdoor storage facility in the mission critical South Dallas submarket that allows for such storage. Container and/or truck storage will be available for lease by the space or acre.
