L&L, Normandy Unveil Plans for Terminal Warehouse Revamp

L&L Holding and Normandy Real Estate Partners released new renderings and a teaser website related to their restoration and redevelopment plan for the 1.2-million-square foot Terminal Warehouse in the West Chelsea historic district. The joint venture of L&L and Normandy paid $880 million in 2018 to acquire the 128-year-old property, alternately known as Terminal Stores.

Working with architectural firm COOKFOX, L&L and Normandy will convert Terminal Warehouse’s remaining 500,000 square feet of storage space into modern offices. The team has committed to preserving and restoring Terminal Warehouse’s most distinctive historic characteristics, for example by saving, reclaiming and reusing as much of the interior’s heavy timber as possible, while simultaneously adhering to modern building codes.

As part of the team’s proposal, the 200-foot-wide, 670-foot-long train tunnel with exposed rails that traverses the length of the building will be fully restored and activated with shops, restaurants and other 21st century amenities.
