New development is bringing new businesses to downtown Patchogue, NY. James Joyce, an Irish restaurant and pub, will fill 4,200 square feet at 35-71 S. Ocean Ave., a 23,000-square-foot, one-story, retail property.
Just a half-block away, New Village at Patchogue recently opened more than 290 luxury apartments. “This part of Patchogue is undergoing an exciting redevelopment, making it a very desirable place to live, shop, dine and conduct business,” indicated E.J. Moawad, leasing representative for Levin Management Corp., which represents the property.
Don’t let the Family Dollar store fool you, the average income is $95,000 a year for the area. The pub’s other neighbors include We the People Legal Services, 360 Taiko Sushi & Lounge and, just three blocks away, a stop on the Long Island Railroad.
