Little Tokyo Office Building Sells for $18M

A 10-story office building in Downtown Los Angeles’ Little Tokyo has sold for $18 million. The 54,827-square-foot property is located at 321 E. Second St. and is 100% occupied by the Federal Public Defenders office.

Charles Dunn Company’s Janet Neman represented the buyers, Gramercy 321 East 2nd, LLC and CS 321 East 2nd Investors, LLC. Charles Dunn Company’s John Anthony, Chris Steck and Chris Giordano represented the seller, an undisclosed tenant-in-common group.

Anthony says, “The Little Tokyo submarket of Downtown continues to evolve, and the location of 321 East 2nd Street positions the asset to be a part of the bright future of the area.” The site offers easy access to the Civic Center and courthouse, and is close to such amenities as restaurants, as well as financial institutions and business support firms.
