Lincoln Equities Group, JM Zell Partners Plan Arlington Office-to-Residential Project
Lincoln Equities Group and JM Zell Partners have submitted plans to convert two office buildings in Arlington, Virginia, into approximately 637 residential apartments and roughly 31,000 square feet of retail space.
The conversion will take the obsolete former headquarters of the Transportation Security Administration in Pentagon City and transform it into a thriving mixed-use property. Located right in the heart of Arlington, the 4.88-acre site will include 571,564 square feet of converted office space, 116,244 square feet of new residential floor area, along with two retail areas. The offices have been vacant since TSA moved its headquarters in 2020.
The plans for the redevelopment, filed with Arlington County this month, are currently under review by the county. The proposal will also have a half-acre public plaza that connects to the Metro. Miami-based Arquitectonica is the project architect, Oculus is the landscape architect, and Wire Gill LLP is the land use attorney.
