LIC’s Noodle Factory Sells in 1031 Exchange
RIPCO Real Estate closed the sale of a multi-story flex building named The Noodle Factory and located at 21-07 41st Ave. in Long Island City, for $20,500,000. The six-story building features more than 118,500 rentable square feet and has recently undergone $13,000,000 in capital improvements.
The buyer entity is Pearl Realty LLC. RIPCO represented the seller, with a listing team including Stephen R. Preuss Sr., vice chairman of investment sales, and Andreas Efthymiou, VP of investment sales.
“The sale of The Noodle Factory underscores the consistent desirability in core outer-borough markets like Long Island City,” said Preuss. “We were able to identify the ideal 1031 exchange who understands this product and fits perfectly in their existing portfolio of similar buildings.”
The building is partially leased, with current tenants including Sadowsky Guitars, Future Memories, American Bridge Company, Elitis, Inc., Parsons-Meares Ltd., and Radio City Productions LLC.
