Legend 3D Relocates to Kilroy’s Columbia Square

Virtual reality, 3D visual effects and conversion company Legend 3D is joining Viacom’s MTV and Comedy Central, and Fender Guitars at Columbia Square in Hollywood. The company signed an 11-year, 27,000-square-foot lease at Kilroy Realty Corp.’s five-story, 365,000-square-foot project under development.

Legend 3D will nearly triple its current occupancy when it moves 100 employees into the 4.7-acre mixed-use campus in December 2016. The space will house post-production, technology development and marketing functions.

Avison Young’s Jacob Bobek and Aaron Wilder represented the tenant. JLL’s Carl Muhlstein, Hayley English Blockley and Nicole Mihalka represented Kilroy.

Bobek says, “It was crucial to be located close to the companies Legend 3D serves and the best talent from a recruitment standpoint.” Muhlstein says Columbia Square already surpassed the 80% leased mark, noting “Hollywood’s development explosion and preleasing surprised the commercial real estate industry.”
