Lee & Associates of IL Negotiates Three Industrial Sales in Fox Valley

Lee & Associates of Illinois has negotiated three sale transactions in the Fox Valley submarket.

Executive Vice President Andrew Block and Principal Michael Plumb represented HFI Manufacturing in its $7.3 million purchase of a 60,196-square-foot industrial property at 3925 Stern Avenue in St. Charles and the $4.3 million sale of its 48,130-square-foot building at 1100 Carolina Drive in West Chicago.

HFI Manufacturing is in growth mode, which necessitated moving to a larger facility for its stainless-steel manufacturing operations. The buyer of 1100 Carolina was Paclantic Naturals, LLC.

Block also partnered with Principal, Nick Eboli to represent Eaglestone in the sale of a 19,888-square-foot property at 3705 Swenson Avenue in St. Charles. A private buyer closed on the $2.1 million transaction. Eaglestone, a manufacturer of conveyor systems, has expanded its operations into a larger 85,000-square-foot facility at 1560 Frontenac Road in nearby Naperville, which Block and Eboli helped them procure.

“Industrial inventory for sale in Chicagoland’s Fox Valley submarket remains very limited in supply with a vacancy rate of 3.6%, demonstrating the very real demand for industrial buildings for sale across all size ranges,” said Block.
