Lee & Associates Brokers 41K-SF Industrial Lease in Maryland

Pella Mid-Atlantic, Inc., a window and door installation company, has signed a lease with Oliver Street Capital to renew 59,000 square feet of space and expand by 41,000 square feet within 12100 Baltimore Avenue in Beltsville, Maryland.

Pella Mid-Atlantic, an independently owned part of the national network of Pella distributors, now leases 100,000 square feet of space within the nearly 125,000-square-foot single-story warehouse/industrial building. Tom Whelan, SIOR, Principal and Co-founder of Lee & Associates | Maryland, represented the tenant, and the landlord was represented by Newmark’s Thomas Hinder.

“We approached the owner, who acquired the building earlier last year, and presented a scenario in which a stable and long-term tenant, Pella Mid-Atlantic, would assume the adjacent space once the existing tenant’s lease expired this summer,” said Whelan.

12100 Baltimore Avenue was delivered in 1983. The site is situated just over 20 miles from BWI Airport and Ronald Reagan Washington International Airport, and 25 miles from the Port of Baltimore.
