Leasing Begins for Former Cotton Annex Building in DC
Carmel Partners has started pre-leasing for Annex on 12th, an adaptive-reuse residential building at the site of the U.S. Department of Agriculture’s former Cotton Annex Building.
Located at 300 12th St. SW, the building was constructed in 1936, and used for the classification and standardization of cotton and tobacco until 2007. After years of vacancy, Carmel Partners preserved the building through an adaptive reuse of the structure and added a 13-story tower featuring modern and unique amenities, including a resident speakeasy.
Annex on 12th’s 562 residences range from studios to three-bedroom apartments and penthouse floor plans, designed by Design Collective with interiors by interior designer Champalimaud. Annex on 12th’s 18,000 square feet of combined indoor and outdoor amenity space includes an open-air landscaped courtyard offering lounge seating. Located in the heart of southwest Washington, D.C., it offers convenient access to the L’Enfant Plaza and Smithsonian Metro Stations, Capital Bikeshare, the National Mall and The Wharf.
