LBA Pays $41M for Englewood Warehouse
Irvine, CA-based LBA Realty purchased a 304,620-square-foot distribution center south of Denver for $41 million. BPG Dove Valley 2 LLC sold the Dove Valley Logistics Centre II at 7800 S. Fairplay St. in Englewood. It’s 100% leased to Amazon.
The building was completed in 2023 by BlueScope Properties Group. It includes 89 docks and is less than a mile from E-470.
Englewood has 507 industrial buildings totaling 8.1 million square feet. The Denver Business Journal reports vacancy rates for industrial properties in the city was 3.9%. That’s lower than the reported 8.2% vacancy rates in the Denver metro area and Arapahoe County. The market lease rate per square foot for industrial properties in Englewood was $13.17, while the market sales price per square foot was $173.
