Law Firm Rubin Rudman Upsizes in 15-Year Lease at One Federal Street

Tishman Speyer recently secured a new headquarters lease with Rubin Rudman at One Federal St., its 38-story, 1.1 million-square-foot tower in Boston’s Financial District. Under a 15-year lease, Rubin Rudman’s new headquarters will span 57,844 square feet, following a move from a 42,994-square-foot office at 53 State St. in early 2028.

“With its flexible workspaces, high-end customer service, modern amenities, and premier location, One Federal St. is the ideal environment for Boston’s leading firms,” said Tishman Speyer managing director Jeff Moore.  “We are pleased to welcome Rubin Rudman’s esteemed professionals to One Federal, a centerpiece of the city’s skyline.”

Since a 2024 restructuring, Tishman Speyer has secured more than 350,000 square feet of leasing at One Federal Street. For the latest transaction, Tishman Speyer was represented in-house by Moore and Victoria Robinson. Rubin Rudman was represented by Matt Harvey and John Coakley of Cresa.
