Large Loan’s Return to Current Status Nudges CMBS Delinquency Down in October

The Trepp CMBS delinquency rate fell 15 basis points to 7.87% in October 2026, down from 8.02% in September. The improvement was driven largely by the return to current status of a $975-million loan backed by a portfolio of showroom properties in High Point, NC and Las Vegas.

Office led the month’s new delinquencies. The largest included a $384.3-million office loan in Los Angeles and a $210-million apartment loan in the San Francisco Bay Area. The five largest newly delinquent loans included office towers in Chicago, Los Angeles, and Washington, DC; an office portfolio spanning Washington, DC and Northern Virginia; and a New Orleans hotel

Delinquency rates rose for three of the five major property types and fell for two, Trepp reported. Retail posted the largest increase, up 63 bps to 7.21%, followed by office, up 17 bps to 12.33%, and multifamily, up five bps to 8.09%. Lodging fell 24 bps to 5.94%, and industrial fell four bps to 1.10%.
