Landmark Wallingford Bartell Drug Building Sells
The Wallingford Bartell Drugs Building, a landmark 8,660-square-foot single-tenant stand-alone retail building in Seattle, has traded hands. The asset at 1820 N. 45th St. is located at the corner of N 45th Street and Burke Avenue N.
Situated in one of the most well-located and densely-populated trade areas in Seattle, this well-known Wallingford trophy asset has future development upside. The flexible zoning allows for a variety of potential commercial, mixed-use, and multifamily developments. Proposed up-zoning will allow the new owner to build up to 75 feet vertically.
NKF’s Paul Sleeth, Billy Sleeth and Patrick Allen represented the unnamed seller.
Billy Sleeth says, “The quality of tenant, coupled with the core location, make this an excellent investment. Wallingford is a dynamic urban in-fill location with strong demographics and continued growth. Bartell Drug is a top operator and tenant with a long history at this location.”
