Landmark LoDo Lowrise Sells … Again
To see and experience Denver’s LoDo district is to come away with at least one visual: brick-and-timber construction. The Hardware Block is an historic example of just such construction – and it has sold for the second time in five months. This time the sale price is $25.8 million.
In October 2021 Hardware Block was one of the two buildings sold to Unico Properties for $85.5 million. Now, Hardware Block has been added to North Carolina-based Asana Partners’ portfolio.
According to a news release, Hardware Block is fully leased to two tenants: Coyote Logistics and Vorto (a software company).
Hardware’s four stories were constructed in 1895 – when Denver had around 115,000 total residents. The building’s interior features exposed timber beams, some serious ceiling heights that stretch between 12 feet and 16 feet, as well as a subterranean parking garage (an added bonus for downtown Denver parking woes).
