Land Advisors Brokers 873-Acre Sale Near Magnolia

Land Advisors Organization’s Houston team arranged the sale of 873 acres in Texas’ Montgomery County to Magnolia JV for residential development. The project will consist of a mix of more than 1,000 single-family home lots and premium estate lots.

Kirk Laguarta and Duane Heckmann of Land Advisors represented the seller. Construction is expected to begin in mid- to late 2021.

“With its location on FM 149, its proximity to the SH 249 Highway, the City of Magnolia, and being located in Magnolia ISD, this property is in an ideal location for new residential development,” said Heckmann. “The SH 249 extension will greatly increase mobility to the property and will considerably shorten drive times for large numbers of homebuyers moving away from urban areas to more suburban communities.”

The SH 249 extension is approximately 24 miles of new roadway from FM 1774 in Pinehurst to SH 105 near Navasota.
