Lakeview’s Halsted Flats Goes on the Market

HFF has been hired by JDM Development and Harlem Irving to market Halsted Flats, a 15-story luxury apartment property in the North Side’s Lakeview neighborhood. A marketing flyer from HFF did not indicate an asking price.

Opened in 2014, Halsted Flats contains 269 rental units, which are 94% leased. The retail space, which incudes PetSmart and Orangetheory Fitness, is 100% leased.

The marketing flyer notes that Lakeview contains the second largest population of Millennials in the U.S. Halsted Flats is also located near Wrigleyville, and several Chicago Cubs players and coaches have called the property home, according to the flyer.

Rents at Halsted Flats average $2,499 per month. The developers are looking to sell at a time when Chicago’s apartment inventory has increased by more than 15,000 units over the past five years, and another 11,600 are slated to open by 2020, according to Crain’s Chicago Business.
