La Jolla Office, Retail MXU Sold for $9.2M

Two office and retail properties in La Jolla, CA have traded hands for $9.15 million. The adjacent properties, located at 6902 and 6980 La Jolla Blvd., total roughly 25,000 square feet.
Cushman & Wakefield’s Derek Hulse and Colliers International’s Victor Krebs represented the seller, LSREF4 Dual, LLC. Hillcrest Veritas, LP was the buyer.
Krebs says, “The new ownership plans to extensively renovate both properties. The top three floors of office space at 6902 La Jolla Blvd. will be converted into 15 upscale apartments with ocean views. The ground-floor will be updated with new retail and restaurant uses.”
6902 La Jolla Blvd. is a four-story, 18,330-square-foot building constructed in 1964. 6980 La Jolla Blvd. is a two-story, 6,758-square-foot property built in 1970.
Hulse notes the offering involved two “value add buildings in La Jolla just a block from the beach” that feature strong demographics.
