
La Cadena is Invaluable Location Due to Uncommonly Large Yard
A 182,630-square-foot industrial building in the Inland Empire recently sold to an affiliate of Walton Street Capital, a private equity real estate investment firm based in Chicago. The price was undisclosed.
The property located at 1603 S. La Cadena Dr. in Colton is a new class-A building featuring 32-foot clearance with a large, secured truck court. The building is fully leased to a single tenant.
CBRE’s Darla Longo, Barbara Perrier, Rebecca Perlmutter, Joe Cesta and Eric Cox represented the seller, Shubin Nadal & Penwood Real Estate Investment Management, in the transaction.
“This is an invaluable location due to the uncommonly large yard for trailer storage and its immediate access to I-215 with a direct connection to I-10, and the 60 and 91 freeways,” said Longo. “Its strategic position and functionality are making it a strong investment for many years to come.”
Strategically located industrial properties in the region have been highly sought after by tenants and investors alike. Given the strong demand for logistics space, rent increases have been steep for those looking to renew leases or relocate, according to a recent report from CBRE.
“The Inland Empire is an appealing market and this new building is an attractive opportunity, especially as large trailer yards can be critical for most tenants today,” adds Perrier.
