Krispy Kreme Leases Bronx Warehouse Ahead of NYC Expansion

In advance of opening a flagship store in Times Square early next year, Krispy Kreme was looking for bakery and distribution space. The donut retail found it at Simone Development Companies’ 535 Zerega Ave. in the Bronx, signing a 26,486-square-foot lease for a new corporate commissary.

Josh Gopan of Simone Metro Properties, the leasing arm of Simone Development, represented 535 Zerega’s ownership. Cushman & Wakefield’s Neil Seth advised Krispy Kreme.

Within Simone’s Zerega Industrial Park, Krispy Kreme found “all the elements they were looking for, including easy access to the Bruckner and Cross Bronx Expressways, a 13,000-square-foot outdoor lot, ample parking, multiple overhead doors and 21-foot ceiling heights,” said Gopan.

The Krispy Kreme lease brings 535 Zerega to 100% leased. The property’s other tenant is New York Road Runners, a non-profit that stages the annual New York Marathon and occupies 40,000 square feet after consolidating its local warehouse operations.
