Klosed Properties Makes First Ridgewood Acquisition

Cushman & Wakefield arranged the sale of 763 Seneca Ave., a 4,650-square-foot mixed-use property in Queen’s Ridgewood neighborhood. The final sale price was $1,200,000.

A Cushman & Wakefield team of Stephen R. Preuss, Andreas Efthymiou and Rani Bendary represented the seller. The buyer was Klosed Properties.

“This is Klosed Properties’ first acquisition in Ridgewood,” said Efthymiou. “The deal was negotiated during the height of the pandemic and closed without any residential lease representations or retail lease estoppels, proving the appeal of the asset and strength of the market.”

763 Seneca Ave. is a three-story building with two retail units and five free-market residential units. The residential tenants are on a month-to-month basis. Both retail units are occupied by Katty Studio through at least 2022.

The property is surrounded by a strong mix of entertainment, retail and dining along Myrtle Avenue, among the most active corridors in the borough.
