KLNB Facilitates Sale of Commercial Property in Gaithersburg

KLNB arranged the $3.35 million sale of 831 Russell Avenue in Gaithersburg, Maryland. KLNB Principals Ken Fellows and Rob Pugh, alongside Vice President Lucas Glaeser, represented the seller, Finmarc Management.

The 12,155-square-foot commercial property was acquired by Don Vicini and Josh Vicini, and the space will be occupied by 21st Century Distributing, an electronics wholesale distributor, to support its growing operations supplying audio and video gear, smart home systems, and security products to professional installers.

The two-story property is situated in Gateway Center, less than one mile from Interstate 270 in Montgomery County’s Montgomery Village neighborhood. Positioned within a recognized biotechnology hub, the area benefits from close proximity to federal research facilities and regulatory agencies.
