KLNB announced the completion of a 160,000-square-foot build-to-suit industrial property at 554 McGhee Road in Winchester, Virginia.

KLNB’s Senior Vice President of Advisory Services, Scott Rabin, represented the buyer and tenant, ZM Sheet Metal. The total cost of the project was $31 million, which included the land acquisition, building construction and all soft costs. ZM Sheet Metal employs over 300 people.

KLNB also negotiated the development agreement and recommended a project manager who provided technical guidance to ensure the project was delivered on time and under budget. “This was a complex, multi-year puzzle that required us to be both aggressive and creative,” said Rabin. “By creating an off-market opportunity and navigating a build-to-suit under budget and ahead of schedule, we were able to provide ZM with a solution that secures their footprint in Winchester for the next twenty years.”
