Kiser Group Lists Fully Rehabbed Humboldt Park Multifamily

Kiser Group director Danny Logarakis has the listing for a 41-unit courtyard property at 3935-45 W Division for sale. The property is located on Chicago’s West Side in Humboldt Park, one of the city’s most rapidly growing neighborhoods.

The well-maintained building was originally converted to condominiums in 2006 and comprises 37 two-bedroom apartments and four retail stores, all of which are occupied. Capital improvements have been made to the property, including new electrical, individual furnaces, copper piping throughout the building and updated porches.

“All of the heavy lifting has been done as the building was fully rehabbed in 2006,” said Logarakis. “There aren’t many buildings this size in this area of Humboldt Park. Nearly 90% of the building has subsidized tenants, making it a great opportunity for someone who is looking for guaranteed cash flow in a neighborhood that is continuously growing.”
