Kiser Group Brokers $12M Sale of Rogers Park Apartment Building

Kiser Group Directors Jacob Price and Katie LeGrand facilitated the sale of a 78-unit apartment building located at 6748-50 North Ashland Avenue in Chicago’s Rogers Park neighborhood for $11.5 million.

The property was acquired by a local owner-operator with an existing portfolio in the neighborhood. Originally constructed in 1927, the vintage mid-rise building features prominent Art Deco architectural influences. It includes 78 units comprising eight studios, 69 one-bedroom, one-bath apartments, and one two-bedroom, one-bath unit.

The property is situated along the Ashland Avenue corridor, near the Morse CTA Red Line station, Rogers Park Metra station, and Lake Michigan, providing convenient access to transit and neighborhood amenities. The transaction closed at 100% of list price, with multiple offers, reflecting strong investor demand for scale across multifamily assets in Chicago’s North Side submarkets. The buyer was motivated by the opportunity to expand their existing footprint in the area, with the property located near their other neighborhood holdings.
