Kiser Group Brings Uptown Apartment Building to Market

The Hazelton, a 60-unit apartment building located in Chicago’s Uptown neighborhood, has hit the market.

Kiser Group’s Katie LeGrand and Jacob Price have listed the property at 851 W. Montrose. The building was originally constructed in 1915 as the Montrose Hotel. The landmark property was renovated and rehabbed in 2019 by the ownership, who hired a local construction company with a specialty in restoration projects.

“The Hazelton represents a powerful investment opportunity with assumable debt at 4.72% interest through 2035,” said LeGrand. “The Hazelton further fosters the Uptown community by providing affordable housing to 30% of the building.”

The Hazelton’s amenities include a tenant lounge that was formerly a speakeasy, a gym and a bike room. The building is located only two blocks from Montrose Beach, with easy access to downtown via the Wilson CTA Red Line. Its location drives consistently high occupancy of 100%.
