Kiser Brokers Off-Market Sale of New Luxury Apartments for $13M

Kiser Group announced the off-market sale of a newly constructed, 24-unit boutique apartment building located in Chicago’s Lincoln Park neighborhood.

Directors Katie LeGrand and Jacob Price represented the seller in the $13.22 million transaction. Completed in 2025, the five-story elevator building features a unit mix primarily comprised of two- and three-bedroom units.

“A near-term sale of this asset was not really on the radar when we first walked the building with the developer,” said Katie LeGrand, Director at Kiser Group. “However, inventory of similar product has been scarce in Lincoln Park—and we saw an opportunity to line up a 1031 purchaser to achieve a strong outcome.”

The building is just two blocks from the CTA Brown and Purple Lines at Diversey and a half-mile from DePaul University. “Lincoln Park is seeing very limited new development, making opportunities like this particularly competitive,” added Jacob Price, Director at Kiser Group.
