Kinzie Corridor Value-Add Site Hits the Market

Seeking to attract investors who are getting priced out of the West Loop and Fulton Market, an investment opportunity is coming to market in the Near West Side’s Kinzie Industrial Corridor. A two-building site at 1640 W. Hubbard St. provides an immediate value-add opportunity, with significant medium- to long-term growth potential, according to Cawley Chicago, which is marketing the property.

The site offers 35,866 rentable square feet. It’s 100% leased to seven tenants, and represents a balance of flexible, distribution, commercial kitchen and creative loft office space.

For investors, the site offers in-place potential, convenient public transportation, and a location within a neighborhood that is attracting creative tenants and new relaxed zoning.

“With the in-place value, all the potential, and everything that is going on within the Kinzie Corridor, there are few opportunities in the market like this,” said Cawley’s Zack Pruitt, whose Chicago Urban Development team will be marketing the property.
