Phoenix's Christown Spectrum Mall land to be used for 760 rental units.

Kimco Looking to Add 760 Rental Units Near Phoenix’s Christown Spectrum Mall

After sixty years, the Christown Spectrum Mall is still a magnet for development. Kimco, the owner and operator of the mall wants to convert some of the land next to the mall into a multifamily community. A plan from Kimco Realty could deliver 760 new multifamily units and permanently alter the area around Christown Spectrum Mall in north central Phoenix. Kimco bought the mall and surrounding vacant land for $115 million in 2015.

Kimco is asking the City of Phoenix to change some of the land zoned for the mall, to allow new apartment units. The location is currently occupied by a surface parking lot and a vacant 5,200 square foot former Costco Auto Center that will be demolished if the project goes through.

Under the proposal, the development will be executed in two phases. Phase I will create a five-story, 290-unit apartment building and a 260-space four-story parking structure that will be wrapped by the residential space.
