Kilroy Plans New Downtown Office Building

Los Angeles-based Kilroy Realty acquired a full city block at 2100-2174 Kettner Blvd. and 946 W Hawthorn St. in Downtown San Diego for $19.4 million. The company plans to build a Class A, 172,000-square-foot mixed-use office and retail building. This will be the first new office building developed in the Little Italy neighborhood in more than 20 years.

Colliers International’s Victor Krebs and Mark Lewkowitz handled the transaction on behalf of both parties.

The 52,500-square foot site is comprised of three separate parcels, which have been owned by three private families since the early 1920’s. The brokers worked with the three property owners to market the parcels for sale together.

Krebs says, “We generated over 15 offers from prominent office and hotel developers. This speaks to the demand for Little Italy, and we are confident that Kilroy will set a new benchmark for contemporary office buildings in Downtown San Diego.”
