Kilroy Claims Seattle Site for $133M, Plans 900K-SF MXU Near Amazon HQ

Kilroy Realty Corp. acquired a 1.37-acre, five parcel land site in Seattle’s CBD near Amazon’s main corporate HQ from Vance Corp. for $133 million. The Los Angeles-based REIT plans to develop a state-of-the-art mixed-use project consisting of roughly 900,000 square feet of office, including the full restoration of the 10-story Lloyd Building, and 25,000 square feet of street-level food and beverage retail.

The parcel addresses are 500 and 600 Olive Way, 601 Stewart St., 1825 7th Ave. and 1818 6th Ave. The site is home to a 31,000-square-foot building leased to Bank of America, the historic 47,000-square-foot Lloyd Building, three surface parking lots and a parking structure.

NKF’s Kevin Shannon, Ken White, Michael Moll, Tim O’Keefe, Paul Sleeth, Billy Sleeth, Jesse Ottele, Erika Koehler and Anne Marie Koehler represented the seller. The buyer was self-represented.
