Key Development Delivers Sideyard at Burnside Bridgehead in PDX

Hood River, OR-based Key Development delivered the 25,000-square-foot Sideyard project at the east end of the Burnside Bridge in Portland. The five-story building at 365 N.E. Couch St. was built with cross-laminated timber and features a modern, geometric shape.

The building is situated on a leftover berm site, resulting from a city street re-alignment project. Sideyard includes two retail frontages, one on Third Avenue and another facing the Burnside-Couch Couplet. The project will extend under the historic Burnside Bridge to incorporate an outdoor food component.

The developer says, tenant demand for the office space has been strong, and is in lease negotiations with several creative firms. Ferment Brewing has already claimed retail space at Sideyard.

The project was designed to complement the neighboring 21-story Yard building and Guerrilla Development’s Fair-Haired Dumbbell project.
